Screening Applicants
The goal of Forrest Realty Co. is to secure quality tenants who will
pay their rent on time, take care of the property, and adhere to the terms of
their lease agreement. This is accomplished by a thorough screening and interview
process involving a credit report on all adults, job and income verification,
and landlord references. The same energy and expertise goes into finding a tenant
whether we will be managing the property on a full time basis (full management),
or contracted to find a tenant and do the paperwork (placement).
Advertising
Advertising property listings and photos are regularly updated on this
website, and flyers and handouts are made available for prospective tenants.
Management Options
We offer two management options, full management and placement only.
Full Management
Our services include:
- Tenant Search (advertising and applications)
- Credit Screening
- Collecting Rents
- Paying Bills
- Monthly Statements with rent money distribution
- Coordinating maintenance and repairs (we have licensed tradesmen
who we rely on for all our services)
- Move in and move out inspections, recorded with digital photographs.
The inspection is bound and signed by the new tenants and kept on file.
Fees structure for Full Management
- One half of the first full months tent due on placement of tenant
- 8% of one months rent per month thereafter
Placement only service
Same rigorous process as full management: our services
include:
- Tenant Search (advertising and applications)
- Credit Screening
- Collecting First Months Rent and Security Deposit
- Final Statement with money distribution
- Move in and move out inspections, recorded with digital photographs
on CD and acknowledgement is signed by the new tenants and forwarded
to Landlord.
Fees structure for Placement Only
- One half of the first full months tent due on placement of tenant
- Additional $50 fee is required for digital documentation on CD and
a signed Acknowledgement on C.A.R. forms
